Why teams buy instead of build

The hard part of Dubai market data is already done.

Turning raw registrations into numbers you can publish takes sourcing, cleaning, statistics and verification. PropData runs that pipeline and delivers the result as a dependable API.

01

Sourced and cleaned

1,372,277 registered sales, filtered to comparable segments. Rows with quality flags or impossible prices and sizes are excluded — and counted in every response.

02

Aggregated correctly

Medians and quartiles by DLD area, project and building, per month, quarter or year — with a 30-sale minimum so thin samples never masquerade as market prices.

03

Verified for completeness

Monthly figures are cross-checked against an independent publisher. Months that can't be verified are withheld, so your charts never end on a misleading dip.

04

Versioned and attributed

Every response names its data release and carries the licence attribution your product needs to display — reproducible numbers, ready for production.

Products

One platform. A growing family of Dubai intelligence products.

Every live product shares the same API key, verification standard and response format, so each new dataset plugs straight into what you've already built.

Area price trends

Quarterly medians and quartile bands — over a decade of history in established areas — for listing, portal and area pages.

Ready vs Off-Plan premiums

Quantify the off-plan premium in any area, period by period, with sample counts behind every figure.

Price benchmarks

Show where an asking price sits against the area's 25th–75th percentile range — useful context alongside listings.

Market reports

Automate monthly and quarterly market updates with volumes, medians and community momentum.

These are verified sample responses captured from the production API. They are not a live feed. Areas are DLD registration districts, which are not the same as communities. Notes such as "where Downtown Dubai sales register" come from the community publisher's majority-area field and do not mean the boundaries are equivalent.

Methodology

Numbers you can defend.

Verification, versioning and attribution are built into every response, so your team can publish with confidence and answer "where does this number come from?" in one line.

How completeness is verified

Each area's monthly counts (and, where the geography matches one-to-one, its medians) are cross-checked against an independent publisher. Each market response states the date verified so far and how it was verified:

area_publisher_one_to_oneThe area's counts and medians matched the independent publisher through the date.
area_community_unionThe area's monthly counts matched the publisher's communities within it through the date.
dubai_wideThe area itself could not be checked, so the emirate-wide date (currently 31 Jan 2026) applies. Treat it as lower confidence.
  1. Months after the verified date are withheld, not estimated.
  2. Groups with fewer than 30 sales in a period are suppressed, and the count of suppressed groups is reported.
  3. Each response names its data version — the source file hash and the bundle version — so you can reproduce a figure later.

Sources and attribution

Both source publishers license their data under CC BY 4.0. Wherever you display the data, keep the attribution the API returns in sources.attribution.

Registered-sale statisticsDubai Real Estate Data (dubairealestatedata.com), based on Dubai Land Department open data. Licensed CC BY 4.0. Modified: filtered and aggregated to medians and quartiles by PropData.
Community indexDubai Data (datadubai.ae), Continental Club Property — based on Dubai Land Department open data. Licensed CC BY 4.0. Reformatted by PropData; values unchanged.

Upstream licence: both publishers say their data derives from Dubai Land Department open data, and one says DLD publishes it under CC BY 4.0. PropData has not independently verified that upstream claim. PropData is not affiliated with or endorsed by the Government of Dubai or the Dubai Land Department.

Data scope

PropData delivers market statistics, not individual records. Out of scope:

  • Individual transaction records
  • Unit or property histories
  • Ownership, title or registry records
  • Valuations, appraisals or investment advice
  • Individual rental (Ejari) contracts
  • Parcel boundaries or maps
  • Project construction status
  • Custom date windows (not available at launch)

Project and building groupings use free-text source names, not registry identifiers. Distinct properties that share a name are pooled.

Dataset specifications

How the live datasets are built.

Registered-sale statistics give you precise price levels by area, project and building. The community index adds price momentum, off-plan share and yield indicators by the community names buyers search for.

Not directly comparable. AED/m² and AED/ft² differ by a factor of about 10.76, and the datasets also differ in geography, segment and outlier treatment. Each community response carries a not_comparable_with block listing these differences.

How do I get my API key after paying?

We confirm your payment in Stripe, then issue a key for your plan and contact you at the email you used at checkout to deliver it securely. Key issuance is manual for now. If you haven't heard from us, email sales@proptechusa.ai with your checkout email.

How do I change plans or cancel?

Email sales@proptechusa.ai from your checkout email and tell us what you need.

Is this live data?

The API serves precomputed statistics from a versioned, verified release. Each response states the dates it covers (verified_complete_through for registered sales; publisher_data_through for the community index) and the release it came from (bundle.version). The explorer on this page shows samples captured from production.

Why can't I compare AED/m² with AED/ft² directly?

Beyond the unit conversion (1 m² ≈ 10.764 ft²), the community index pools Ready and off-plan sales, uses publisher-defined communities and trims outliers. Registered-sale statistics use DLD registration areas and an explicit Ready or Off-Plan segment.

What do the per-minute and monthly limits mean?

Each key can make roughly 300 requests per minute (an approximate guard), plus its plan's monthly quota (5,000 or 50,000), which is enforced exactly. A 429 tells you which limit you hit, and X-AE-Quota-Remaining shows your balance.

Can I call the API from a browser?

No. Keys must stay on your server. Call the API from your backend and pass the results, with attribution, to your front end. Never put a key in client code or a URL.

Are custom date windows available?

Not at launch. Every plan returns the standard precomputed series. A custom window returns 403 not_entitled on Starter and 422 custom_window_requires_origin on Professional.
